Belaire Rentals make renting simple process! We require the following to ensure you a BELAIRE experience! Please allow 72 hours for all application decisions.

Guidelines and Application Fees
Please be prepared to pay the application fees as outlined in the property listing. All applicants over 18 years of age must submit an application fee of $50. A valid form of identification and proof of income are required.
All application decisions are made after a rental verification has been completed. The screening process consists of a 2-year rental history along with criminal and credit screenings.

Renters Insurance
All applicants are required to make at least 3 times the monthly rent. Example: a home rents for $1000.00 monthly, the gross household income must be at least $3000.00. Income may come from multiple sources. Self-employed applicants are welcome.

All applicants will be considered with a credit score of above 600, although a higher deposit may be required. Any bankruptcy must be 2 years discharged with at least 1-year positive, verifiable rental history. 2 months deposit for evictions/bankruptcies within 2 years.

A criminal background check will be run on each applicant over the age of 18 years. An applicant will not be approved for any felony convictions within the past 7 years. Any sex crime or violent crimes will be denied, regardless of misdemeanor or felony status.

A verifiable, minimum 1 year rental history is required for all final approvals, although a 3-year rental history screening is conducted. Belaire Property Group will confirm all rental addresses via Landlord verification. We will not accept verifications for the following circumstances: familial occupants, room rentals, or scenarios involving residing with owner.

Proof of renters insurance is required upon move in. This policy protects the tenant's personal property against loss while residing in a rental property. These losses can include damages resulting from theft, fire, water damage, or liability claims that may be the responsibility of the tenant. We can provide a list of local insurance agencies that provide renters insurance.

We require renters insurance coverages as follows:
$100,000 personal liability coverage.
